Treat the table as a starting point. A 1930s semi in Old Town with the boiler in the kitchen and a short flue run is a very different job to a Victorian terrace where the boiler sits in the loft and the gas pipe is too narrow for a modern combi.
What pushes the price of a new boiler up?
Most of the difference between a cheap quote and a dear one comes down to a handful of things.
The boiler itself
Mid-range models from Worcester Bosch, Vaillant and Ideal cover most homes we fit in. Higher output models cost more, and so do the top-end ranges with longer warranties. Bigger isn’t always better. Gas pipe and flue work
Modern combis need a good gas supply. In a lot of older Swindon houses the pipe from the meter is too small for a new boiler to run properly, so it gets upgraded. If the flue has to come out somewhere new, or needs a vertical kit through the roof, that adds parts and time too.
Cleaning the system

- Building Regulations notification
- The manufacturer’s warranty length, and what you need to do to keep it
Boiler Plus came in across England in 2018. Every new gas boiler must be fitted with time and temperature controls. A new combi also needs one extra energy-saving measure, such as a smart thermostat with automation and optimisation, weather compensation, load compensation or flue gas heat recovery. In practice that usually means a smart or load-compensating thermostat, and it should be in the price.
Your installer must be Gas Safe registered. That’s the law for any gas work in your home. They also notify Building Control of the new boiler for you, and a compliance certificate arrives in the post a few weeks later. Keep it with the house paperwork, because a buyer’s solicitor will ask for it when you sell.
Is it worth paying more for a longer warranty?
Often, yes, within reason. Most manufacturers offer extended warranties when the boiler is fitted by an approved installer and registered. The catch is that nearly all of them need a yearly service to stay valid. Miss one and you may lose cover. Budget for that from day one. A service with us takes about an hour.
